Toronto Zoning Bylaw – How Does Zoning Work?

The definition of Zoning is, when an area is divided to different sections and different parts, and each part has its own specific use, regulations and structure.Zoning is in two parts, Map and Text. Map shows how a neighborhood or a community is divided to districts with different use or different zone.

Different zonings like Residential zone, Commercial zone, Industrial zone and Agricultural zone. Zoning map shows a precise or exact boundaries of each of the districts. Because of this most of zoning maps are relying on property lines as district boundaries.

Toronto Zoning BylawRules of zoning that is used for each district is one of two important functions of the Zoning Text. What these rules do is to specify permitted use of land for each district with specific standards for lot size, height of buildings or setbacks.

Residential zoning has few sections like, single family and multifamily dwellings. Industrial zoning also has two parts like, light industrial zoning and heavy industrial zoning.

Other types of zoning (zoning districts) are like, mixed use, flood hazard zoned areas, historical zoned properties, industrial zoned or agricultural zoned.

Sometimes you could notice an existing use that is not accordance to the zoning but it has been in the same way for a long time. It could be the use or the structure and it does not comply with the current law or regulations of the zoning district for that location. This type of use called nonconforming but still it could be used the way its been used. Nonconforming could be in uses or parcels or structures. Continuing the same use is permited.

There are other zoning regulations. Landscaping regulations, starndards for historic preservation. Parking standards or sign regulations or even tree planting are some other types of zoning regulations.

Some times people buy properties that are zoned residential with hope that they will change it to commercial zoning. This would be a big risk if with out investigating this matter you attempt to buy a property. You must go to the city, to the zoning or planning department, give them the address that you want to purchase and ask for all the regulations, zoning standards and zoning by laws, and see if there would be a possibility of rezoning. Rezoning is an expensive procedure.

If your attempt to rezone the parcel or the property and it had been rejected you still could go for zoning board of appeal.
